HPP about transformation of the office market

Trends in office land: more vacancy and more transformation? In recent years, offices in A-locations were being let faster than built. No one could have imagined that the tide would turn. And not just in the Netherlands. Reason enough for HPP to bring the IREIN community together on 12 September 2023 for a meeting on transformation of the office market.

The changing economic situation in the Netherlands is making companies more careful about renting square metres. Large companies and organisations are reducing their office square metres and nice offices in A-locations are becoming vacant after relocation.

This means that office vacancy in worse locations is only increasing. Many of these offices, such as highway-side properties, are not easily suitable for transformation into housing.

Nevertheless, some HPP participants are transforming offices in – at first glance – impossible locations, such as Frédéric van der Planken, ceo of Whitewood. He has managed to set up a large fund for building transformation with the government in Belgium. This fund will also be available for building transformation in the Netherlands. He will be happy to tell you more about it on 12 September.

We also asked Madeline Buijs, Chief Economist & Head of Research at Colliers, to give us an overview of ‘the new reality in office land’. Finally, Galyna Permyakova, Director Real Estate Development at Patrizia, shares with you some new concepts.
